On September 21, 1993, Ngee Ann City was officially opened on Singapore’s Orchard Road, marking the completion of one of the city’s major commercial and retail developments of the period. The project is particularly notable from a real estate history perspective because the land had previously been used as a cemetery known as Tai Shan Ting and was owned and managed by Ngee Ann Kongsi. The site subsequently went through several stages of redevelopment before being transformed into a major commercial and office complex. The idea of redeveloping the site was considered as early as 1967, but the project took decades to reach completion because of issues involving development rights, ownership and land acquisition. In 1983, the Singapore Government acquired part of the site, leaving approximately 28,322 square metres available for development. Construction of Ngee Ann City began in 1989 and took about four years. The S$520 million complex was designed by architect Raymond Woo and brought retail, dining and office uses together within a large mixed use development. The complex includes seven retail levels with extensive shopping and dining facilities, while its upper sections contain office space. Its gross floor area is approximately 1.75 million square feet. The project was officially opened by Singapore Prime Minister Goh Chok Tong on September 21, 1993. Ngee Ann City represents a significant example of how urban land can change function as cities expand and economic priorities evolve. A site that had once served as a burial ground was first redeveloped and eventually became a major commercial destination on one of Singapore’s most prominent roads. The transformation also illustrates the increasing value of centrally located urban land and the role of large mixed use developments in supporting retail, office activity and wider city growth. Ngee Ann City subsequently became an established landmark on Orchard Road and remains an important example of Singapore’s approach to intensive urban land use and commercial development.

21 ستمبر 1993 کو سنگاپور کے معروف آرچرڈ روڈ پر نگی این سٹی کا باضابطہ افتتاح ہوا، جو بعد میں شہر کے نمایاں تجارتی اور خریداری مراکز میں شمار ہونے لگا۔ یہ منصوبہ رئیل اسٹیٹ کی تاریخ میں اس لیے بھی اہم ہے کہ جس زمین پر یہ وسیع تجارتی مرکز تعمیر کیا گیا، وہ اس سے پہلے تائی شان ٹنگ نامی قبرستان کا حصہ تھی اور نگی این کونگسی کی ملکیت و انتظام میں تھی۔ بعد ازاں اس زمین کے استعمال میں کئی مراحل کے ذریعے تبدیلی آئی اور بالآخر اسے ایک بڑے تجارتی و دفتری منصوبے میں تبدیل کیا گیا۔ نگی این سٹی کی ترقی کا تصور 1967 کے آس پاس زیر غور آیا، تاہم منصوبے کو عملی شکل دینے میں کئی دہائیاں لگیں۔ اس دوران زمین کی ملکیت، ترقیاتی حقوق اور سرکاری حصول سمیت مختلف معاملات سامنے آئے۔ 1983 میں سنگاپور حکومت نے زمین کے ایک حصے کو حاصل کیا، جس کے بعد ترقی کیلئے دستیاب رقبہ تقریباً 28 ہزار 322 مربع میٹر رہ گیا۔ تعمیراتی کام 1989 میں شروع ہوا اور تقریباً چار سال بعد منصوبہ مکمل ہوا۔ تقریباً 520 ملین سنگاپور ڈالر کی لاگت سے تیار ہونے والے اس منصوبے کو معمار ریمنڈ وو نے ڈیزائن کیا، جبکہ اس میں تجارتی اور دفتری استعمال کو ایک ہی بڑے منصوبے میں یکجا کیا گیا۔ نگی این سٹی میں سات منزلوں پر وسیع خریداری اور خوراک سے متعلق سہولیات جبکہ بالائی حصوں میں دفتری جگہیں شامل کی گئیں۔ منصوبے کا مجموعی رقبہ تقریباً 17 لاکھ 50 ہزار مربع فٹ بتایا گیا ہے۔ افتتاح کے موقع پر سنگاپور کے اُس وقت کے وزیر اعظم گو چوک ٹونگ نے خطاب کیا۔ نگی این سٹی کی تاریخ شہری زمین کے بدلتے استعمال کی ایک نمایاں مثال ہے، جہاں ایک سابق تدفینی مقام پہلے تعمیر شدہ عمارت میں تبدیل ہوا اور پھر اسی جگہ ایک بڑے تجارتی مرکز نے جنم لیا۔ یہ تبدیلی ظاہر کرتی ہے کہ بڑے شہروں میں محدود اور قیمتی زمین کس طرح مختلف ادوار میں نئی معاشی اور شہری ضروریات کے مطابق دوبارہ ترقی پاتی ہے۔ آرچرڈ روڈ پر اس منصوبے نے تجارتی سرگرمیوں کو مزید تقویت دی اور سنگاپور کے جدید شہری منظرنامے میں ایک مستقل شناخت قائم کی۔
