The Treaty That Laid the Foundation for Hong Kong’s Rise as a Major Commercial and Real Estate Centre

August 29, 1842, is an important date in the history of Asian urban development and real estate. On this day, Britain and China signed the Treaty of Nanking, ending the First Opium War. Under the treaty, Hong Kong Island was ceded to Britain. A formal administrative structure was subsequently established, followed by systematic planning and development of the city.

Hong Kong’s early urban development accelerated as land plots were marked out and sold for settlement. Sheung Wan, Central and Wan Chai became among the earliest developed areas of the new settlement. Commercial activity, the harbour and international trade gradually increased the economic importance of land and buildings across the territory.

The Treaty of Nanking did more than establish a new political arrangement. It helped create the conditions for Hong Kong to develop into an important commercial gateway in East Asia. The opening of five Chinese ports to foreign trade also contributed to a broader transformation of regional commerce.

Hong Kong expanded further in later decades. Kowloon and Stonecutters Island were ceded to Britain in 1860, while the New Territories were leased for 99 years in 1898. These successive territorial changes provided additional space for urban expansion and reshaped the long term development of Hong Kong’s property market.

From a real estate perspective, August 29, 1842, is significant because the political settlement signed on that day helped establish the foundations of a city that would eventually become one of the world’s most important property markets, known for high land values, dense urban development, commercial property and international investment.
